Is new construction worth it?

Honestly, it depends. Here are the three things I'd want to know before I answered that for you.

People ask me this all the time, usually right after they've seen the price of a ten-year-old house down the street. I don't think there's one answer. I think there are three questions.

1. How long do you plan to stay?

New homes tend to make the most sense for people who plan to stay a while. If you might move again in a couple of years, that changes the math. Add your own example here.

2. How much do you want to choose, and how much do you want to accept?

With new construction you pick the plan, the finishes, sometimes the homesite. Some people love that. Some people find it exhausting. I've been both.

3. What does your timing look like?

A home that's being built takes months. A move-in ready home can close much sooner. If you rent, your lease date matters. If you own, selling first matters even more.
