Collins Ridge FAQ

Straight answers to what people ask me most: the HOA, what comes in every home, the area and schools.

HOA

A plain-language summary of the recorded Collins Ridge declarations, not the official documents. Confirm current rules with HOA management, or ask me and I'll show you where it says so.

What do the dues cover?

Upkeep of common areas, such as the entrances, community landscaping, streets the town doesn't maintain and stormwater ponds, plus the Association's insurance, management and reserves. Ask me for the current amounts.

Why are townhome dues different?

The Association maintains townhome lawns, shrubs and building exteriors. Single-family owners maintain their own yards.

Can dues go up?

Yes. Once homeowners take over the HOA from the builder, annual dues can't rise more than 20% over the prior year.

What's a special assessment?

A one-time charge for a cost the annual budget doesn't cover, like a major repair.

Can I put up a fence?

Yes, with Architectural Review Committee (ARC) approval before you install it. Style, height and placement are set in the Architectural Guidelines.

Can I add a shed?

Permanent sheds aren't allowed.

Can I put in a pool?

In-ground pools need ARC approval. No above-ground pools.

Can I add solar panels?

Yes, with ARC approval.

Can I change my exterior color?

Repainting in the same approved colors needs no approval. A new color scheme needs ARC approval.

Who cuts the grass?

Single-family owners maintain their own yards, including the strip to the curb. On townhomes, the Association does.

Can I park on the street?

No regular street parking. Park in your driveway and garage. RVs, boats and trailers must be screened from view, and commercial trucks aren't allowed.

Can I have pets?

Yes, a reasonable number of household pets. Dogs must be leashed or confined outside, and pets should be licensed and vaccinated. The declaration doesn't permit Rottweilers, pit bulls or chows. If you have questions about your pet, reach out and I'll walk you through what the documents say.

Can I rent my home out?

Yes, with a written lease of at least six months. No short-term rentals.

Can I run a business from home?

Yes, if it's secondary to living there, with no signs and no nuisance, and it follows local law.

Can I fly a flag or put up a political sign?

Yes, both are allowed.

Can I put up a basketball hoop or swing set?

Yes, with ARC review of where it goes.

How do I get the full rules?

The Association provides the current Rules and Architectural Guidelines on request.

What comes in every home

Kitchen

Whirlpool stainless gas range, microwave and dishwasher. Quartz countertops, ceramic tile backsplash, 36-inch shaker cabinets with crown molding, a Moen faucet with sprayer and LED lighting.

Baths

A 5-foot walk-in shower with a glass door in the primary bath. Quartz vanity tops, luxury vinyl tile floors and elongated toilets.

Floors and finishes

Mohawk RevWood flooring in the main living areas, carpet with a 5-pound pad in bedrooms and on stairs, and luxury vinyl tile in the laundry. Sherwin-Williams paint, smooth 9-foot first-floor ceilings and wire shelving in closets.

Smart home

The Home is Connected package: Alarm.com app, a central hub, a Honeywell smart thermostat, a Kwikset touchpad front door lock, a video doorbell and Deako switches.

Outside

James Hardie ColorPlus siding, architectural shingles, a garage door opener, a concrete patio (size varies by homesite), a landscaping package, two outdoor outlets and two hose bibs.

Efficiency and warranty

An energy-efficient water heater, Low-E windows, LED lighting and a 10-year structural warranty through RWC.

Exterior colors are assigned by homesite. You choose from three interior design schemes. From D.R. Horton's Tradition Series included features sheets, updated January 2026. Features change, so confirm on drhorton.com or with me.
