Buying New Construction When You Have a Home to Sell

You have four main paths: sell first, buy first and carry both homes for a while, buy with a home-sale contingency, or use a bridge or buy-before-you-sell program. New construction can make the timing easier, because a home being built gives you months to sell.

Is it possible to buy a new construction house before selling my current home?

Yes. Lots of people do. The question is how you'll qualify and how you'll cover two housing costs if they overlap.

A lender has to count your current housing payment when you apply for the new loan. If your current home isn't under contract yet, you need to qualify with both. If you use a bridge loan, Fannie Mae counts it in your debt-to-income ratio unless you provide a fully executed contract on your current home with its financing contingencies cleared.

That's why the order matters.

Can I sell my house and buy a new one at the same time?

You can try to close both on the same day or in the same week. It takes coordination between both closings, both attorneys and both lenders.

New construction can help here. A home that's being built takes months. The Census Bureau's data shows homes built for sale took about 7.4 months from permit to completion in 2025. That window gives you time to prepare, list and sell your current home while the new one goes up, so you can aim both closings at the same date.

The catch is that build dates move. Weather, inspections and materials can push them. Leave yourself some room.

Should I sell my current home before buying a new one?

Sell first if you can't comfortably carry two payments, or if your down payment depends on your equity. Buy first if you can qualify for both and want to avoid moving twice.

For many of the downsizers and move-up buyers I talk with, the answer sits in between: start the build, list the current home partway through, and close both close together. A good listing agent and a lender who has done this before make all the difference.

Can you avoid capital gains by buying a new house?

Not by buying another home. What protects most homeowners is the home sale exclusion.

The IRS lets you exclude up to $250,000 of gain from the sale of your main home, or up to $500,000 on a joint return. You generally need to have owned the home and lived in it as your main home for at least two of the five years before the sale. You generally can't use the exclusion if you used it on another home in the past two years.

If you don't meet the full test, a partial exclusion may apply when the main reason for selling was a new job, health or certain unforeseen events. Talk to a tax professional about your situation.

Questions to ask before you choose a path

  • Can I qualify with both payments if my home doesn't sell in time?
  • Will the builder accept a home-sale contingency, and on what timeline?
  • How much equity do I have after selling costs?
  • What does a bridge or buy-before-you-sell program cost, and how does it count in my qualifying?
  • What's my backup plan if the build date or my sale date moves?
