Living in Hillsborough, NC: Honest Pros and Cons

Hillsborough is a small, historic Orange County town about 20 minutes from Durham and Chapel Hill, with a walkable downtown, parks and river access close by. The trade-offs are a longer drive to Raleigh, fewer big-box stores in town, and home prices that reflect the location: the Census Bureau puts the town's median home value at $460,100.

Is Hillsborough, NC a good place to live?

I work here every day, so here's my honest read. It's a good fit if you want a small town with a real downtown and quick access to Durham and Chapel Hill. It's a harder fit if your daily drive points toward Raleigh or RTP.

Some quick facts from the Census Bureau: about 9,800 people lived in the town in 2025. The average commute for working residents was about 21.7 minutes, shorter than the national average of 27.6 minutes the Census Bureau reported for 2019.

The pros

  • A historic, walkable downtown. Hillsborough is one of the older towns in North Carolina, and downtown has shops, restaurants and historic sites within walking distance of public parking.
  • Outdoors close by. From the Collins Ridge sales office, where I work, Gold Park is about 6 minutes, Occoneechee Mountain State Natural Area about 5, and an Eno River access point about 13.
  • Durham and Chapel Hill are close. Off-peak drive times I measured from the sales office: Duke University Hospital about 18 minutes, the Duke Chapel about 21, Franklin Street in Chapel Hill about 23, and UNC Hospitals in Chapel Hill about 26.
  • Healthcare in town. UNC Hospitals Hillsborough is about 9 minutes from the sales office.
  • Transit options to nearby cities. The town lists GoTriangle's Orange-Durham Express to Durham, GoTriangle Route 420 to downtown Chapel Hill and UNC Hospitals, and a local Hillsborough Circulator that connects to Route 420.

The cons

  • Raleigh is a real drive. Downtown Raleigh is about 37 miles and 53 minutes off-peak from the sales office. RTP is about 31 minutes. Add time at rush hour.
  • Smaller-town shopping. You have groceries and a Walmart Supercenter a few minutes away, but bigger shopping trips often mean Durham or Mebane. The Streets at Southpoint is about 26 minutes off-peak.

Is Hillsborough, NC expensive to live?

Housing is the biggest factor. The Census Bureau's 2020 to 2024 figures put the median value of owner-occupied homes in Hillsborough at $460,100 and median gross rent at $1,368.

Property taxes stack a town rate on top of Orange County's. Orange County lists its rate per $100 of assessed value, plus a Hillsborough town rate for homes inside town limits.

Which city in NC has the lowest cost of living?

It depends on the measure, and the answer changes as prices change. The fairest way to compare is county by county with the same household type. The MIT Living Wage Calculator does that for every North Carolina county.

Lower cost usually means a longer drive to jobs and services. Weigh the commute alongside the price.

How can I travel from Hillsborough, NC to Raleigh?

Most people drive, east on I-40 or I-85 toward Durham and then on to Raleigh. From the Collins Ridge sales office, downtown Raleigh is about 53 minutes off-peak.

By transit, you'd connect through Durham using GoTriangle's regional buses. Check GoTriangle's trip planner for current routes and times. The town is also working with the state toward restoring passenger rail at a future station site next to the railroad corridor.

What I'd do before deciding

Drive your real commute at the time you'd actually drive it. Walk downtown on a weekday evening and a Saturday morning. Then decide whether the trade-offs fit your life.
