A two-car garage is the norm. About 65% of new single-family homes finished in 2024 had one, and 15% had three or more spaces. A third bay helps if you have a third car, a boat or a workshop, but garage storage and depth matter more to most buyers than the extra door.
What percentage of Americans have a 3 car garage?
Among new homes, about 15%. NAHB's analysis of Census data on new single-family homes completed in 2024 found:

Does a 3 car garage add value to a house?
It can, if buyers in your area want one. A third bay is useful for a third vehicle, a boat, a workshop, a gym or storage. In markets where most homes have two-car garages, a third bay can set a home apart.
It also costs more to build and needs a wider lot. If you won't use it, the money may do more elsewhere in the home.
How much does not having a garage devalue your house?
There's no reliable single figure. It depends on the market and what buyers expect. In areas where nearly every comparable home has a garage, a home without one stands out, and not in a good way. Since about 89% of new homes in the 2024 data had a garage, it's a feature most buyers assume.
The storage that actually matters
What people regret skipping isn't usually the third bay. It's storage:
- Garage storage. NAHB's 2024 survey found 81% of buyers rate it essential or desirable.
- Garage depth. A few extra feet makes room for a full-size truck plus a workbench or shelving. Measure your vehicles.
- Attic access and decking. Ask whether attic space is usable for storage.
- A walk-in pantry and closets. Also high on buyers' lists.
- Outlets in the garage. For a freezer, tools or a future EV charger. Easier to add during the build.
What to check
- Will my vehicles fit with the doors open and room to walk around?
- Is there space for shelving, bikes and trash bins?
- Are there enough outlets, and is there a circuit for a charger later?
- Is a garage extension or a third bay offered on this plan and lot?
